Hybrid appraisals, otherwise known as bifurcated appraisals, combine the convenience of desktop appraisals with the accuracy of property data reports, providing lenders with comprehensive insights while maintaining compliance.
For Hybrid appraisals, a third-party property data collector (PDC) or appraiser conducts a physical inspection of the subject property's interior and exterior. Appraisers then review a recent property data report, providing a holistic analysis without a personal inspection.
Desktop Appraisal
The desktop appraisal, utilizing the Fannie Mae 1004 Desktop and Freddie Mac 70D form, offers an alternative to field work. Appraisers rely on prior hybrid reports, and other trusted sources to complete appraisals.
